A Practical Eco-Village

A Shared Living Model for Community, Affordability, and Resilience

Over the last few decades, the way we live has become increasingly isolated. Each family lives behind its own walls, owns its own tools, drives its own car, and carries the full financial and emotional burden alone. At the same time, the cost of living has risen sharply and, for many people, has become increasingly unaffordable, placing significant pressure on households across all income levels.

This project is a response to both of those problems.

The goal is to create a small, practical eco-village in South Africa that focuses on shared resources, sensible self-sufficiency, and strong community — without sacrificing privacy, independence, or safety. This is not about rejecting modern life, but about organizing it more intelligently.

Just as importantly, this first development is intended as a proof of concept: a model that works in practice and can later be replicated in other locations.

Why an Eco-Village?

Reducing Modern Isolation

Modern living often leaves people disconnected — even from their neighbors. Every task, responsibility, and crisis is handled alone. By designing a space where cooperation is built into daily life, this project aims to restore a sense of community without forcing constant social interaction.

Lowering the Cost of Living

Housing, transport, energy, and food are some of the biggest expenses people face. By sharing infrastructure, generating our own power, pooling vehicles, and producing part of our own food, the overall cost of living can be reduced significantly — without lowering quality of life.

Shared Responsibility and Efficiency

Many things are simply more efficient when handled collectively. Maintenance, security, energy systems, food production, and shared facilities become easier and more affordable when the responsibility does not fall on a single household.

Location and Scale

The initial development is planned for the Pretoria region. The project is intentionally small and human-scaled, with fewer than ten residents in total and a total property size of less than three hectares.

Security as a Foundation

Security is a non-negotiable reality in South Africa and is addressed directly in the design. The property will include high perimeter fencing, electric fencing, controlled access points, and a clear separation between public roads and living areas.

Shared Mobility

Rather than individual driveways and parking at each home, the village will have a shared mobility hub near the entrance. Parking structures will be covered and fitted with solar panels, and a shared fleet of electric vehicles will be available.

Members using shared vehicles will pay a fixed rate per kilometer. This rate is designed to cover all costs associated with vehicle ownership, including purchase or financing, insurance, maintenance, charging, and eventual replacement.

The Community Center: The Heart of the Village

The community center is the physical and social heart of the eco-village. It is intentionally designed as the central gathering point around which the homes are arranged.

Rather than duplicating resources across individual households, the community center accommodates the majority of shared facilities and infrastructure.

  • Large shared kitchen for communal cooking and events
  • Communal dining area
  • Library and quiet relaxation spaces
  • Co-working and office space
  • Yoga and fitness studio
  • Shared bathrooms and sanitation facilities
  • Shared laundry area with communal washing and drying machines
  • Tool library and workshop area for maintenance and repairs

More than a building, the community center functions as the social anchor of the village — a place where daily life naturally overlaps and cooperation develops organically.

Private Tiny Houses

Each household will have its own private living unit of approximately 50 square meters, including a private sleeping area, bathroom, and kitchen.

Residents may bring their own tiny houses, mobile homes, or caravans, or live in units built on-site. Privacy is respected; participation in community life is voluntary.

Food Production and Agriculture

Approximately one hectare will be dedicated to small-scale agriculture, including greenhouses or shade-net structures, hydroponic systems, mushroom production, chickens for eggs, and potentially sheep for meat and grass management.

Conclusion: A Small Model with a Big Purpose

This eco-village is not an attempt to escape society, but an effort to redesign a small part of it in a way that is more human, resilient, and affordable.

If successful, this project will serve as a clear, documented blueprint that others can adapt and replicate. Real change does not require massive systems or sweeping reforms — it begins with small groups of people willing to build something better, together.
